How is your fee calculated?
Greater of $299 or $99 + 6% of rent. Example: at $3,200, it’s $299. At $3,500, it’s $309. -
What’s included vs. add-ons?
Core = full management. Add-ons = Speed (Premium Marketing), Certainty (Owner Assurance), Protection (Preventative Maintenance), Insight (Enhanced Assessments). -
How fast will my home rent?
We averaged 18 days last year. If priced at our recommendation and it’s not leased in 21 days, your management fee is $0 until leased. -
What happens if you miss your timelines?
We don't deliver and you save money. -
How do you set the rent price?
Daily market comparable, showing demand, and application volume. We adjust weekly to minimize vacancy and maximize total yield. -
Can I override your recommended rent price?
Yes, but it will void all lease-speed guarantees. We’ll still execute the strategy. -
Screening standards (and pets)?
Income, credit, rental history, references, previous landlords and background checks. Pet screening with deposits/fees. Clear criteria prevent evictions. -
Maintenance: what’s the approval threshold?
Emergencies dispatched immediately. Non-urgent approval authority up to $500; above that we get your OK. You get itemized statements. -
What if a resident doesn’t pay or damages the home?
Base process is strict collections and legal. For peace of mind, add Evade Eviction Guarantee (+$49/mo) covering all lost rent and legal fees. -
Cancellation terms?
90-day Love-It-Or-Leave-It: cancel in first 90 days and we refund all management fees. After that, 30-day notice is needed. Another option is to pre-pay for the year and receive the AAA Guarantee: cancel Anytime, Anywhere for Any reason and get all your money back. -
How fast do I get paid?
Owner disbursements on or before the 10th day of the month. Management fee credit if we drop the ball and the disbursement is late. -
